GridFree AI developing grid-independent data center campus in Texas with nearly 5 GW of gross power capacity

GridFree AI has announced a strategic partnership naming Newmark as the exclusive advisor and marketer for South Dallas One, its inaugural Power Foundry site in Hill County, Texas, about one hour south of DFW Airport. GridFree AI says the site is designed to deliver grid-independent power and cooling for high-density artificial intelligence (AI) data center deployments, with an emphasis on faster time-to-power and energy resilience.

GridFree AI reports South Dallas One is the first development in its planned South Dallas Cluster, a three-site campus representing nearly 5 GW of cumulative gross power capacity. GridFree AI says each site is designed to deliver more than 1.5 GW, targeting scalable, high-density AI infrastructure and accelerated delivery timelines.

According to GridFree AI, the core platform behind the development is the Power Foundry, a self-contained, on-demand power and cooling system. GridFree AI says it operates independent of local electrical grids; can be delivered in less than 24 months from lease signing; leverages American-produced natural gas to reduce exposure to grid congestion, curtailment, and price volatility; delivers 5×9 availability (99.999%); and provides industrial-grade chilled-water cooling for modern compute.

GridFree AI says South Dallas One is sited for access to robust natural gas infrastructure and proximity to the Dallas–Fort Worth metro, and it reports the property has substantial acreage to support multi-phase development. GridFree AI positions the model for hyperscalers, cloud providers, and colocation operators seeking additional capacity without relying on local grid expansions.
